Caissonix · California

Track vendor insurance, find answers in your documents, review your master policy.

Caissonix builds self-serve software for California properties, in three areas: community associations, apartment and commercial buildings, and homeowners rebuilding after a disaster. Every product is in pilot, with a live demo that uses fictional data.

  • Built for California: CSLB license data and HOA vendor requirements
  • Live demos with fictional data, no sign-up
  • All products in pilot
  • We don't sell insurance

Community associations

For HOA boards and management companies

Available now as a founding pilot. One subscription covers VendorGuard, HOA Docs AI and the balcony inspection tracker; the coverage review is an optional add-on.

Available · founding pilot

VendorGuard CA

Reads vendor certificates of insurance, compares them with each association's requirements, re-checks CSLB license, bond and workers' comp every night against CSLB's public data (file date shown), and reminds vendors until they comply.

Included with VendorGuard

HOA Docs AI

Cited answers from the association's CC&Rs, bylaws, rules, budget and minutes, for the board, the manager and, through one private link, every owner.

Included with VendorGuard · pilot

Balcony inspections (SB 326)

Tracks each building's exterior elevated element inspection deadline under Civil Code 5551, records the inspector's report and findings, and keeps repair targets and reminders in one place. It tracks dates and documents; it doesn't inspect buildings.

Available · pilot

HOA Coverage Review

A written review of the master policy against the CC&Rs, the reserve study and current rebuild costs, pointing out possible underinsurance, gaps and deductible exposure to discuss with the broker. Informational, for the board and its broker.

$79/month, self-managed HOA
$299/month, up to 10 associations
$699/month, up to 30 associations
$20/association/month, 31 or more

VendorGuard, HOA Docs AI and the balcony tracker are included in every plan. First five pilot customers get 60 days free. Full pricing

Apartment and commercial buildings

For apartment owners and property managers

Balcony inspections (SB 721)

Tracks each building's inspection deadline under Health & Safety Code 17973, records the inspector's report and findings, and shows the 120-day permit and 120-day repair clocks with reminders. Checks SB 721 inspectors' CSLB license status. It tracks dates and documents; it isn't engineering or legal advice.

Included

Vendor insurance and license checks

The same VendorGuard certificate of insurance and CSLB license, bond and workers' comp tracking, for the contractors who work on your buildings.

Rebuild Tracker

Keep contractors, contracts, payments, documents and your own insurance records in one place. Check a contractor's CSLB license, bond and workers' comp, and see your entries side by side with the cited California rules. It doesn't contact your insurer or contractor, and every decision stays yours.

Proposed pricing

$19/month or $149 per project

A flat price, never tied to a claim, settlement or policy amount. No commissions and no paid contractor referrals. Not for sale yet.

Rebuild Tracker is general, self-serve software. It is not legal or insurance advice.

About

Built by a California property insurance claims professional

Caissonix was founded by Gregor McNabb, who has spent nearly 20 years in California property claims and holds an M.S. in Construction Management. Too often the problem after a loss isn't the loss itself: it's a vendor whose insurance had lapsed, a rule nobody could find, or a policy that didn't match what the association needed.

Caissonix exists to catch those issues early, with software that does the routine checking and reviews written in plain language a volunteer board can use.

We don't sell, place or broker insurance, and we don't give legal advice. Our tools and reviews give you a clear picture to take to your broker, attorney and board.

Why "Caissonix"? A caisson is the deep foundation a structure stands on. Good coverage and good records work the same way: you don't see them until you need them.
